☀️ Your August Guide to DFW & Ellis County

Hey there!

August tends to sneak up on me! One minute summer feels wide open, and the next the calendar is full of back to school plans, last minute trips, and the busy season. So this month, I’m making the most of the last few days of summer before fall gets here.

A few moments from lately ↓
The 4th of July came and went with warp speed. We celebrated with the Waxahachie parade (hands down the best parade) and a pool party. We took our annual trip to Orange Beach, AL with my sister and her family. We had so much fun soaking up the sun, seeing the Blue Angels practice from Pensacola beach, and spending time together. Lastly, we went to Colorado for a wedding so of course we had to make a trip out of it. We went to Glenwood Springs where we whitewater rafted, and then drove to Breckenridge where we spent time in the mountains and biking between Breck and Frisco. I can’t believe how quickly this summer has flown by. I’m equally ready for school to start and sad to see it go.

July was a big month for my clients too. I had the sweetest first time home buyers find a beautiful home in Ennis for their family AND they got a refund at closing. I also had two sellers list and sell their properties, a tenant find a rental, and a landlord lease their home out. July was busy to say the least! Looking for a rooftop with a view? Sky Blossom continues to be one of downtown’s favorite hidden gems, offering skyline views, Asian-inspired cuisine, and craft cocktails. It’s an ideal spot for sunset dinners or weekend brunch with friends.

La 57 | Ennis

La 57 has become one of Ellis County’s favorite cafés, serving handcrafted espresso drinks alongside buttery, Paris-inspired croissants, pastries, and breakfast favorites. Whether you’re grabbing a café de olla, horchata latte, or one of their famous filled croissants, it’s the perfect excuse to spend a morning exploring historic downtown Ennis.

Texas Tax-Free Weekend 8/7–8/9 | Statewide

Back-to-school shopping gets a little easier during Texas’ annual Tax-Free Weekend. Qualifying clothing, shoes, school supplies, and backpacks can be purchased tax-free, making it the perfect time to stock up before the new school year begins.

Ella Langley: The Dandelion Tour 8/15 | Fort Worth

Country music’s fastest-rising star is bringing The Dandelion Tour to Dickies Arena for one unforgettable night. Fresh off her chart-topping hits and acclaimed new album, Ella Langley will take the stage with special guests Kaitlin Buttsand Gabriella Rose. Dog Days of Summer | Through August 31 | Dallas Arboretum

Calling all dog lovers! During Dog Days of Summer, the Dallas Arboretum opens its gates early so members can stroll the beautiful gardens with their four-legged friends before the park opens to the public. Enjoy peaceful morning walks, scenic lake views, and plenty of photo-worthy spots while beating the Texas heat. On select dates, you can even meet adoptable dogs through Dallas Pets Alive. It’s the paw-fect way to spend a summer morning with your pup.

Market & Mortgage Update

The DFW housing market continues to settle into a healthier, more balanced pace, giving both buyers and sellers opportunities that were hard to find just a few years ago. While mortgage rates have recently climbed back near 6.75%, the housing market itself remains remarkably stable.

Here’s what we saw last month:

🏡 Average Sales Price:$482,000(down 0.7% year over year) Home values have remained steady with only a slight adjustment from last year. For sellers, strong equity continues to be a major advantage. For buyers, it means prices aren’t rising as quickly as they were during the pandemic boom.

Average Days on Market:55 Days(down 5.2% year over year) Well-priced, move-in-ready homes are still selling quickly. Buyers have a little more time to make thoughtful decisions, but desirable homes continue to attract attention.

📝 New Listings:15,718(down 6.2% year over year) Fewer new homes are coming on the market compared to last year, making well-maintained listings stand out even more.

📐 Average Price Per Square Foot:$185(down 0.5% year over year) Price per square foot has remained virtually unchanged, reinforcing that we’re seeing a stable market—not dramatic price swings.

What About Mortgage Rates?
There’s good news for buyers! Mortgage rates have eased to their lowest levels in more than two weeks(around 6.75%), thanks to improving bond market conditions and lower oil prices. While rates continue to fluctuate daily, even small decreases can make a meaningful difference in monthly payments.

It’s important to remember that mortgage rates and home prices don’t always move together. Even with higher rates, today’s buyers often have more negotiating power than they did a few years ago. Many are successfully negotiating seller-paid closing costs, interest rate buydowns, or repair credits—opportunities that were nearly impossible during the peak seller’s market.

What This Means for You

If you’re waiting for the “perfect” market, you may be waiting longer than you’d like. The best time to buy or sell depends on your goals, not the headlines.

If you’re buying, remember:

  • You can refinance your mortgage if rates come down.
  • You can’t go back and buy today’s home at yesterday’s price.
  • A balanced market often means more choices and stronger negotiating power.
