I have a feeling October is going to go quickly. There’s already so much happening around Ellis County, and my list for the month keeps growing. Between fall favorites, new spots to try, and plans I’ve been saving for cooler weather, there’s a lot I’m hoping to squeeze in before November sneaks up.
A few moments from lately ↓ Baseball started back up so we are spending our weekends (and weeknights) at the ball field. It’s so fun watching the boys! Chris and I snuck in a date night at Party on the Square in Waxahachie. C10’s in the Park is a huge event and the top 100 trucks get to park downtown. There’s live music, classic trucks, and drinks. Every year the boys school has a sock hop fundraiser event where we dress like the 50’s and people bring their classic vehicles. The boys were so dang cute if I do say so myself. Lastly, I have been launching an incredible new organization here in Ellis County! This is a group for women entrepreneurs called Hello Culture. Hello Culture Ellis County is a group for women entrepreneurs who are building something real and want to be around other people doing the same. It’s part connection, part accountability, and part local. We’re not just networking. We share resources, hold each other accountable, and show up for each other. If you are interested in getting involved, check out the website HERE.
Real estate has been wild the last month or so. Rates may be up, but buyers who are prepared and ready are focusing on their monthly payments, NOT the rate. Builders are offering crazy good incentives. I had a buyer close this month that got $20K off the list price, $18K in concessions (to buy down the rate or reduce closing costs), and the builder changed out the carpet for LVP flooring and changed the toilets to taller ones. The deals are good right now if you’ve been considering buying!
If you’re new here, this is the Monthly Edit. It’s where I share what’s happening around town, a few local things I’m loving, and a simple market pulse. Easy to skim and always local to Dallas/Fort Worth.

SEPTEMBER MARKET SNAPSHOT
North Texas Market Update
September’s numbers show a market that continues to find its balance. Home prices are holding steady to slightly higher than last year, while homes are spending a little less time on the market.
Here’s what we’re seeing across North Texas:
🏡 $471K — Average sales price
Up 3.5% year over year
⏱️ 62 days — Average days on market
Down 4.6% year over year
📋 13,237 — New listings
Down 5.2% year over year
📐 $195 — Average price per square foot
Up 1.0% year over year
So, what does this mean?
For buyers: Higher interest rates are still affecting affordability, but the market isn’t moving at a breakneck pace. With homes averaging 62 days on market, buyers may have more breathing room to compare options, negotiate, and make a confident decision.
For sellers: Buyers are still willing to pay for the right home, with both average sales prices and price per square foot up from last year. But with today’s higher rates, pricing correctly and making your home stand out are more important than ever.
The takeaway: North Texas is giving us a market where strategy matters more than timing. Whether you’re buying, selling, or simply wondering what your home is worth, understanding the numbers can help you make a smarter move. Have questions? I’m happy to help!
