Hello my friend! August went by at warp speed. The boys are back in school and we are back to a routine. Cade started Kindergarten and Cole started 2nd grade. They are thriving! I am still trying to adjust to having this much time on my hands. I’ve done a mixture of working and hobbies. I have no shortage of hobbies! On a professional note, I just launched a brand new chapter of an organization called Hello Culture. Hello Culture Ellis County is a group for women entrepreneurs who are building something real and want to be around other people doing the same. ​The Social Blend, Waxahachie – This newer local concept brings a coffee shop, brunch café, lunch spot, and cocktail bar together under one roof. It’s a fun option whether you’re looking for a place to grab coffee, meet a friend for lunch, or settle in for an evening out. ​Mo’ Bettahs, Midlothian – Hawaiian-style food has officially made its way to Midlothian! Mo’ Bettahs opened in June at Main Street Towne Crossing, serving plates inspired by traditional Hawaiian flavors. If you haven’t tried it yet, this is one to add to your local dining list. ​Bearded Ax Brewery, Midlothian – One of the newest additions to downtown Midlothian, Bearded Ax has quickly become a gathering spot in the Lawson District. In addition to craft beer and food, the space has an all-season patio and regularly hosts community events like trivia night. ​SOCO Coffee, Midlothian – A local favorite that continues to grow, SOCO Coffee started with its signature pink coffee trailer and has expanded into a full mobile coffee operation. The women-owned business is run by three sisters from Midlothian and offers handcrafted espresso drinks and seasonal sips. ​Waxahachie’s New Starbucks – A new Starbucks location at 2932 N. Highway 77 adds another convenient coffee stop for the north side of Waxahachie. The location was completed as a new build with a drive-thru. ​Coming Soon: Torchy’s Tacos, Waxahachie – Taco lovers have something to look forward to! Torchy’s Tacos is planning a new Waxahachie location at 120 Bessie Coleman Blvd. The restaurant is currently expected to open in the first half of 2027, so it’s one to keep on the radar. ​Coming Soon: More to Downtown Midlothian – Downtown continues to evolve, with several projects in the works. El Primo’s Mexican Grill & Cantina is under construction, while Tequila’s and Oscar’s Mi Casa are among the other concepts planned for downtown. SOCO Coffee is also part of the upcoming Founders Row development.
​Tim McGraw: Pawn Shop Guitar Tour​📅 September 11 If country music is your thing, Tim McGraw is bringing his Pawn Shop Guitar Tour to Dallas on September 11. The show starts at 7 PM, with 49 Winchester and Timothy Wayne joining him. ​C10s in the Park​📅 September 18–19 Waxahachie turns into “C10ville, USA” for one of the biggest classic truck gatherings in the South! More than 1,200 classic GM trucks are expected at Getzendaner Park on Saturday, September 19. Spectators can attend for free and enjoy the trucks, food vendors, music, and a laid-back family atmosphere. The fun actually kicks off Friday evening with a Cruise-In from 6–10 PM at The Avenue Church. Then, after Saturday’s show, head downtown for Party on the Square from 5:30–10 PM, featuring live music and even more classic trucks around the historic courthouse. 📍 Saturday: Getzendaner Park, 400 S. Grand Ave., Waxahachie ​Autumn at the Arboretum​📅 September 19 – November 1 One of the best signs that fall has officially arrived! This year’s Harvest Hues celebration fills the Dallas Arboretum with more than 100,000 pumpkins, gourds and squash. It’s a great option for a family outing, a date day or just an excuse to enjoy some cooler-weather scenery. ​Mainstay Farm Pumpkin Fall Days​📅 Beginning September 20 Pumpkin season is officially underway at Mainstay Farm! Pumpkin Fall Days runs from September 20 through November 7, with September weekend hours and plenty of classic fall activities for families. ​Scarborough’s Hollow​📅 September 26 – November 1 A little fall magic is coming to Waxahachie! Scarborough’s Hollow returns September 26 with seasonal food and drinks, artisan shopping, live entertainment and interactive experiences. It’s a fun way to ease into spooky season right here in Ellis County. ​Railport Metal Fest 2​📅 September 26 For something a little less pumpkin-spice and a little more rock & roll, Railport Metal Fest 2 is happening in Waxahachie on September 26. ​State Fair of Texas​📅 September 25 – October 18 It wouldn’t be fall in North Texas without the State Fair! The 2026 Fair kicks off September 25 at Fair Park and runs through October 18. If you’re planning a trip, this is one to get on the calendar early.
A Market With More Room to BreatheThe housing market is continuing to settle into a more balanced pace. Our latest market snapshot shows the average sales price at $479K, up 2.9% year over year, while homes are averaging 58 days on market. New listings are down 12.7% year over year, while the average price per square foot is up 1.0%. Mortgage rates are still keeping buyers cautious. As of August 31, the average top-tier 30-year fixed rate was 6.87%, marking the highest level since June 2025. That caution is showing up in mortgage activity, too. For the week ending August 21, purchase mortgage applications decreased 0.3% from the previous week and were about 5% lower than a year ago. Overall mortgage applications fell 1%. So, what does this mean for buyers? There may be less competition than we’ve seen in past years, giving buyers more opportunity to take their time, negotiate, and make decisions based on what works for their budget—not just what they can win in a bidding war. And for sellers? Buyers are still out there, but they’re more payment-conscious and selective. With rates nearing 7%, pricing and presentation matter more than ever. Homes that are priced appropriately and show well are better positioned to attract the serious buyers who are in the market today. The bottom line: Rates are higher, but the market is giving buyers more breathing room while creating a market where sellers need to be strategic. Whether you’re buying or selling this fall, having a plan matters more than trying to time the market.
