DFW’s March Musts: New Finds + Market Buzz 🐝

What a whirlwind February was! January seemed to drag on forever and February seemed to fly by in a blink. We had an amazing family vacation skiing in Taos, NM. The boys love the snow and really have learned a lot skiing. I had the pleasure of volunteering for a wonderful event through the Waxahachie Junior Service League, “Night to Shine” for adults with disabilities as well as a prom pop up for students who may not be able to afford prom dresses.

Professionally, I held my first home buyer workshop of the year. We had a great turnout and the attendees learned a lot. I’m incredibly thankful to Joe Savala with CrossCountry MortgageInterspect Home Inspections, and WFG NationalTitle for attending this event and being experts in their field. This month was also a busy one with four buyers getting the keys to their new homes and one seller passing the keys on to the next buyer. I had several buyers and one seller go under contract as well. March is gearing up to be another busy month!

2. Vaqueros Texas Bar-B-Q (Allen)

  • Why It’s Hot: Opened on January 31, 2025, this spot has quickly gained buzz as one of North Texas’s hottest barbecue joints. Now under the Mi Cocina umbrella, it’s blending smoky classics like pork belly burnt ends and barbecue birria tacos with a trendy frozen paloma cocktail.

3. Crossroads Diner (Plano)

  • Why It’s Hot: Reopened January 30, 2025, after closing during the pandemic, this beloved breakfast spot brings back sticky buns and comfort food, delighting Plano residents.

4. H&M Home at Galleria Dallas (Dallas)

  • What: H&M expanded its home decor line with a new standalone H&M Home store at Galleria Dallas, opened in early 2025. It’s the first of its kind in DFW, offering affordable Scandinavian-style furniture, textiles, and decor.

  1. Dallas Blooms at the Dallas Arboretum
  • What: One of the Southwest’s largest floral festivals, featuring over 500,000 spring flowers (tulips, daffodils, cherry blossoms), chef demos, live music, and workshops.

2. Texas Rangers Home Opener

  • What: The Rangers kick off their 2025 season with a home game, bringing baseball fever to Arlington!

3. St. Patrick’s Parade and Festival

  • What: A massive celebration with nearly 100 floats and 2,000 participants along Greenville Avenue, benefiting the GAABA Scholarship Fund.

Here’s what I’m Noticing in the Dallas-Fort Worth Market:

Things are continuing to shift toward a more balanced market, with inventory showing signs of stabilization after the increase observed in January. New listings in February were down 9.3% from January, totaling 12,311, but sold listings rose by 16% to 6,136, indicating strong demand despite the slower pace.

Homes are now averaging 50 days on the market, with no change from January, suggesting a steady absorption rate. The average sold price also climbed to $461K, up 2.44% from January, reflecting sustained buyer interest in higher-priced properties.

As we move into March 2025, early indications suggest this trend may continue or slightly accelerate, with spring typically bringing more activity. If you’re thinking about buying, now remains a good time because homes are taking longer to sell, giving buyers more leverage for negotiations, and sellers are increasingly motivated to make deals.

If you’re considering selling, the slower pace (50 days on market) and growing inventory mean location and timing are critical—spring could offer better results due to seasonal demand.
