Hey there! Is it just me, or does January feel like a softer landing after December? Things are quieter, routines are coming back, and there’s finally a little space to slow down. December flew by in the blink of an eye. I hope that you all enjoyed the holiday season. My family certainly did! We went away to Holiday in the Pines at Camp Allen in Navasota. It was a wonderful weekend away with family filled with all the Christmas activities you could ever want. We also enjoyed Christmas morning with Santa visiting. The boys are 5 and 6 and are prime age for the Christmas magic. We rang in the new year quietly at home and in bed by 10pm. Professionally, I closed out the year almost doubling what I did last year. While I don’t say this to brag, I am very proud of what I have accomplished. I couldn’t have done any of this without the support of my husband and my amazing Director of Operations, Tash. They both keep me sane and help things flow for life at home and at business. I am beyond grateful for them both! I’ve got big plans for the year ahead. If it’s been on your wish list to buy or sell a home, just reply to this email and let’s get a plan in place. Or you can always use my Calendly to get on my calendar. Just click HERE. I am a word of the year person and always choose a word for what I want to embody for the year. For 2025 my word was intentional. I made great strides for being intentional with my business. With my family, I definitely did better but there is always room to grow. I’m constantly trying to put my phone down with the family. I’m having a hard time figuring out my word for 2026. I’m tossing around the idea of using intentional again, or maybe even present. I you have a word of the year, what’s yours? I’d love some ideas! If you’re new here, this is the Monthly Edit. It’s where I share what’s happening around town, a few local things I’m loving, and a simple market pulse for anyone who likes to stay in the loop. Easy to skim, helpful to save, and always local to the Dallas/Fort Worth Metroplex.

A Market in TransitionWhat This Means for Buyers and SellersFor BuyersThe market is continuing to tip in your favor. Median sales price sits at $359K (down 5.5% YOY) and price-per-square-foot slipped to $180 (down 3.2% YOY), creating more opportunity for negotiating and value-shopping. Homes are also taking longer to sell—50 median days on market (up 8.7% YOY)—giving you breathing room to explore options without the rush. Even though inventory is down nearly 4.8% YOY, there are still plenty of solid choices hitting the market each month. With fewer buyers competing right now, it becomes less about quantity and more about leverage—you have more room to negotiate and the time to make confident, smart decisions. For SellersPatience and strategy matter more than ever. With homes sitting longer and prices softening slightly, buyers are being cautious and selective. Stand out by focusing on competitive pricing, polished presentation, and intentional marketing. The upside? Inventory hasn’t surged—meaning you’re not facing overwhelming competition. And with interest rates showing signs of easing, buyer activity may pick up. Positioning your home wisely now means you’ll be ready to capture motivated buyers as they re-enter the market. Bottom LinePrices are softening and homes are taking longer to move, but demand is still steady. Buyers: This is your moment to negotiate and take your time. Sellers: Strategic pricing and standout marketing will make the difference. Curious what your home is worth in today’s shifting market? Tucked into the heart of downtown Fort Worth, one of the city’s most fun and unexpected landmarks is the iconic Disco Ball Cowboy Hat in Sundance Square. This oversized cowboy hat, covered in mirrored tiles, blends classic Texas charm with a little sparkle—and a lot of personality. What many people don’t know is that the piece was originally installed as a temporary art feature for New Year’s 2020. It quickly became a favorite photo stop and crowd-pleaser, and thanks to its popularity, the hat earned a permanent place in Sundance Square. During the day, it reflects the Texas sun; at night, it catches downtown lights like a giant disco ball—playful, bold, and uniquely Fort Worth. It’s a great reminder that some of the area’s best gems aren’t hidden behind doors, but sitting right out in the open, adding character and charm to the city we call home.
