Hey there!

How are we already halfway through the year? Did you survive Maycember if you are a parent? I barely came out alive! June kicks off my favorite stretch of the year, when the days are long and there’s a bit more time to do the stuff I’ve been meaning to do. I hope you have a few bright spots this month, whether that’s a backyard dinner, a family road trip, or your morning drink of choice made just right.

A few moments from lately: I celebrated my birthday and Mother’s Day on the same day. Fun fact, I was born on Mother’s Day. This is my last year of my 30’s and I plan on it being the best one yet. Cade graduated from pre-k and will be headed to Kindergarten in the fall. He was so happy that both sets of his grandparents came to his graduation. He couldn’t be more excited to start Kinder. Cole finished 1st grade and is excelling in reading. Both boys wrapped up another season of baseball. It was such a fun and busy month!

This past month also brought three closings. One buyer made the move from CA to Waxahachie, a builder sell a home, and a seller close to be closer to their family. Halperin Park | Oak Cliff

Opened May 9, Halperin Park is one of Dallas’ newest green spaces, built over I-35E near the Dallas Zoo to reconnect parts of Oak Cliff. Still one of the most talked-about attractions in DFW, Meow Wolf offers an immersive art experience filled with interactive rooms, surreal visuals, and hidden storylines. Perfect for a unique summer adventure that’s part art exhibit, part mystery, and completely unforgettable.

BJ’s Wholesale Club | Waxahachie

Recently opened in Waxahachie, BJ’s Wholesale Club brings a new warehouse shopping option — plus a gas station — to Ellis County. Expect bulk savings, grocery deals, and another convenient retail addition for the growing area.

Peaberry Coffee | Waxahachie

The popular Oak Cliff coffee shop recently opened its new Waxahachie location on Hwy 77. Known for its laid-back vibes, matcha drinks, and canned Vietnamese coffee, Peaberry is quickly becoming a local favorite.

HTeaO | Waxahachie

Now open in Waxahachie, HTeaO brings its popular Texas tea bar concept to Ellis County with more than 20 fresh-brewed tea flavors, coffee drinks, customizable mixes, and drive-thru convenience. A perfect new stop for summer drinks and afternoon pick-me-ups.

Bodybar Pilates | Waxahachie

Opened earlier this year, Bodybar brings reformer Pilates classes and a new boutique fitness option to Ellis County. The studio offers instructor-led workouts focused on strength, flexibility, and low-impact movement in a modern studio setting.

Pancake Breakfast Fly-In/Drive-In 6/6 | Waxahachie

Start your morning with pancakes and planes at this longtime local favorite. Visitors can watch aircraft fly in throughout the morning while enjoying breakfast, classic cars, and a fun small-town atmosphere at the airport.

Movies in the Park 6/6 | Midlothian

Grab a blanket, lawn chairs, and your favorite snacks for a family-friendly movie night under the stars. Arrive early for games, food vendors, and a relaxed community vibe before the movie begins. Movie is Airbud 2: World Pup.

Gingerbread Trail Tour of Homes 6/6-7 | Waxahachie

Step inside some of Waxahachie’s most beautiful and historic homes during the annual Gingerbread Trail Tour of Homes. Known for its stunning Victorian architecture and small-town charm, this beloved event gives visitors the chance to tour beautifully preserved homes, stroll through downtown, and experience one of North Texas’ most unique traditions. This year the theme is the beloved Craftsman style. All proceeds benefit the Ellis County Museum.

Mumford & Sons 6/8 | Fort Worth

The Grammy-winning folk rock band brings their energetic live show to Fort Worth for one night only. Expect fan favorites, singalong moments, and an unforgettable summer concert experience.

DFW Market Snapshot — May 2026

The short version?

We’re still seeing a balanced market across DFW, with conditions continuing to favor buyers just a bit.

What we’re seeing:

📉 New listings are down 10.6% year-over-year (16,431 new listings)

📉 Price per square foot dipped slightly to $186 (down 1.1%)

📉 Homes are selling a little faster, averaging 56 days on market (down 1.8%)

📈 Average sales price increased to $493,000 (up 2.7%)

What this means for buyers:

You still have opportunities in today’s market.

With inventory not growing as quickly and homes lingering on the market for nearly two months on average:

→ More time to evaluate your options

→ Potential negotiating power on repairs or seller concessions

→ Less competition than we experienced during the peak frenzy years

While home values continue to appreciate, price growth remains relatively moderate compared to previous market cycles.

What this means for sellers:

The market is rewarding well-prepared homes.

→ Pricing correctly is still critical

→ Professional photos and strong marketing make a difference

→ Buyers are willing to pay for homes that show well and are move-in ready

The encouraging news is that average sales prices are continuing to climb, showing that buyer demand remains healthy even in a more balanced market.

This isn’t a buyer’s market or a seller’s market—it’s becoming a more normal market.

→ Buyers have options and leverage

→ Sellers are still seeing strong values

→ Success on either side comes down to strategy, preparation, and local market knowledge

A balanced market isn’t bad news—it’s simply a market where smart decisions matter more than ever.

What’s happening with rates?

Mortgage rates moved up slightly this week, with the average 30-year fixed rate sitting around 6.65%.

What’s driving it?

A lot of it comes down to uncertainty overseas.

Recent headlines surrounding the conflict in the Middle East have caused investors to react, creating volatility in the bond market. When bond yields rise, mortgage rates often follow.

What that means in real life:

→ Monthly payments are a bit higher than they were a couple of weeks ago

→ Some buyers may choose to wait and see what rates do next

→ Sellers may see buyers being a little more payment-conscious during negotiations

→ Rates are still moving within the same general range we’ve seen for much of the past year

Rates continue to bounce around, but we’re talking about small movements—not dramatic swings.

The bigger question usually isn’t “Will rates be lower next month?”

It’s “Will the right house still be available when they are?”

For many buyers, waiting for the perfect rate can mean missing the perfect home. And if rates do come down later, refinancing is always an option.
