New Eats, Local Gems & June Highlights in DFW 🌿🍦

And hellllllo, June! I can’t believe the official start of summer is here. I always find that this month brings a surge of excitement–summer trip planning, kids on break and all the summer nostalgia paying me a visit!

Before we jump into this month’s updates–a little snapshot of life lately:

🍉 Fully leaning into summer mode with the kids out of school. We have several trips planned for June and I’m doing my best to be intentional with my time. We only have 12 and 14 more summers with them!

☀️ Trying to spend as much time outside as possible. I’m a weirdo that LOVES the heat. I could spend all day outside at the pool.

Personally, May was an insane month! With end of school festivities, my birthday, and my husbands birthday, it was a whirlwind. My oldest had to go to the ER for the first time ever after crashing his dirt bike (e-bike) into a parked car. Talk about scary. Thankfully he is ok and only needed five stitches in his forehead. We hosted the end of the season baseball party at our house and had a blast. Lastly, I planned a surprise weekend staycation in Fort Worth for my husbands 40th birthday. It was the best weekend filled with friends, laughter, and staying up way too late.

Professionally, May was a rollercoaster. Let’s start with the good. I hosted my first ice cream social! My Director of Operations, Tash, put together this amazing event. We had a great turnout and it’s always so nice to catch up with past clients. Now the hard part. I closed one of the most difficult listings that I’ve had. There were so many obstacles and it truly took tons of collaboration between the buyers agent and me. We were under contract for five months but we made it! I also had a buyer who closed on her dream home that she built from the ground up. She was incredible to work with and is a true friend! The rough part was that I had two listings push closing and one listing fall out of contract TEN minutes before the option period was over. Sometimes it’s not all roses and butterflies. Lastly, I had several listings go live (see below for more info). There are some great properties out there! If you are looking to buy, there is a TON of opportunity in the market.   1. Butter & Grace – The Mini (Downtown Waxahachie) 🥞
    This beloved Southern breakfast and brunch spot has expanded with a new downtown location at 109 W Franklin St.Known for its home-cooked comfort food and charming atmosphere, “The Mini” offers a cozy setting for enjoying favorites like biscuits and gravy, chicken and waffles, and more.It’s quickly becoming a must-visit in Waxahachie’s historic district.
  2. HTeaO (Waxahachie) 🧊
    Construction has begun on a new HTeaO location at 502 N Hwy 77, with an anticipated opening in fall 2025. This Texas-based chain is renowned for its extensive selection of flavored iced teas and drive-thru convenience, making it a refreshing addition to Waxahachie’s beverage scene.
  3. Serritella Prime Italian Steakhouse (East Dallas) 🥩
    Opening in early summer 2025 at 1904 Skillman St., this expansive 16,000-square-foot venue will feature a steakhouse, Italian market, and speakeasy. Named after co-owner Jason Gorsuch’s Italian grandmother, Serritella aims to bring a blend of traditional Italian flavors and modern dining experiences to East Dallas.
  4. Marche Bleu (Fort Worth – Clearfork) 🥐
    Now open at 5256 Marathon Ave., Marche Bleu is a French-style market and café offering gourmet grab-and-go sandwiches, salads, and a selection of wines and beers. With its “Cowgirl in Paris” theme, it’s a chic spot for coffee and light bites in Fort Worth’s Clearfork district.
  5. The Original Rainbow Cone (Hurst) 🍦
    This iconic Chicago ice cream shop has opened its first Texas location at 460 Grapevine Highway in Hurst. Known for it’s signature five-flavor cones—chocolate, strawberry, Palmer House, pistachio, and orange sherbet—it’s a nostalgic treat that’s delighting locals.

What This Means for Buyers and Sellers

  • For Buyers: Summer is bringing more options, with new listings up significantly. The faster pace (30 days on market vs 40+ days in February) means you’ll need to act decisively on properties you love, but the increased inventory and slower YOY pace give you more room to negotiate. With the median price per square foot down slightly YOY, you might find better value in larger homes or properties in up-and-coming areas like Midway Hollow, where new dining spots like Claremont add to the neighborhood’s appeal.
  • For Sellers: The summer surge in listings is a double-edged sword—more competition means your home needs to stand out, but the faster sales pace (down to 30 days from 40+ in February) is a good sign. Pricing competitively and highlighting your home’s unique features will be key, especially in a market where buyers have more choices. 🌿 Spring Creek Forest Preserve (Garland, TX)
