Not hearing “I’m waiting until after the election to make a move.”

Ok friends, we’re here now! We all survived the 2024 election! Whoosah!!

Regardless of who you voted for, we’re IN IT now, and the bottom line is no matter who is in office, people need homes. AND they need affordable homes.

With a new administration just around the corner, many are wondering how the heck a new president affects me and the housing market in 2025?

Well, here are a couple of things to consider:

  • Economic Policy’s Impact: Historically, a new presidency can lead to shifts in economic policy, which might influence interest rates through Federal Reserve responses. Keep an eye out for changes that could affect borrowing costs.
  • Housing Affordability Programs: There’s a strong chance we’ll see expansion in housing programs, possibly with more options for down payment assistance or first-time buyer tax credits. This could be great news if you’re looking to enter the market!

Here in our local market (Ellis County), we’re currently seeing about 5 months of inventory! (Dallas County is currently sitting around 4 months) If no new homes were listed, we’d run out in 5 months based on current buying rates. We consider 4-6 months of inventory a “normal market.” However, nothing about 2024 was normal, so I’m committed to heading into 2025 full of expectations, and I hope you can too.
