Spring Fever in DFW: Fresh Listings, Top Events + My April Insights! 🌸

April always feels like a turning point—spring is settling in, everything is starting to bloom, and there’s a sense of new momentum. Maybe it’s the longer days or the fresh start energy, but this time of year always makes me want to shake things up in the best way. Before we dive into this month’s roundup, sharing a quick snapshot of life lately:

Personally, we went to St. Augustine to visit my in-laws for spring break. I met my new baby niece for the first time. The weather wasn’t the greatest but we did get one day in at the beach. Once we were back in town, I took the boys to Legoland. They loved it! Both boys got started with their sports: Cole is playing baseball and Cade is playing soccer. I am really enjoying this sports mom era! We also celebrated Cole turning SIX! He had his birthday at Urban Air and had a blast. Lastly, we closed out the month at a wedding in Austin for my cousin. It was nice to spend a little time away and get dressed up.

Professionally, wow, was March busy busy! I had five closings. One seller, who sold and moved to their dream land in East Texas and five buyers. These buyers bought homes ranging from Lavon, to Dallas, to Waxahachie, and even McKinney. I also had a new listing hit the market in Forney. I’ve had many strategy calls with people who are ready to buy a home. Some people decide to wait, and some are ready to hit the ground running. Whichever camp you are in, it is never too early to have a conversation so that you have all of the information to move forward in whatever way is best for YOU!

Hey, DFW squad! The Metroplex is serving up some serious heat in April. Here’s the latest lineup of must-hit spots—get out there and soak it up!

1. Frenchie’s Crepe Craze – Dallas’ Park Cities Party-Bonjour, Preston Center! Frenchie All Day Eatery lands this spring 2025 with crepes, steak frites, and pure Parisian swagger. The Park Cities are buzzing—time to taste the hype!

2. Waters Edge Winery & Bistro Dallas – Dallas’ Wine Wonderland just opened in early 2025 at 6750 Abrams Rd #105, this urban winery pours global wines with a local twist—think sangria flights and flatbreads. Northeast Dallas has a new sip-and-savor star!

3. The Oxford Rose Tavern & Supper Club – Dallas’ Uptown Party! Located at 1900 Cedar Springs Rd, this swanky tavern-supper club duo’s bringing live music, craft brews, and upscale American eats to The Miró Tower. Uptown’s about to get louder!

  1. ​Peppa Pig Theme Park – North Richland Hills’ Tiny Tot Thrill: Opened March 1, 2025, at 3001 Orchard Pkwy, this preschooler paradise brings Peppa’s world to life with rides, splash zones, and muddy puddle playtime. It’s a game-changer for family fun in Tarrant County!

  • ​Fort Worth Food + Wine Festival​
    ​When: April 3-6, 2025
    ​Where: Heart of the Ranch at Clearfork, Fort Worth
    ​What: A tasty celebration in its 11th year, featuring tacos and tequila (April 3), burgers and brews, and more from top chefs and local spots like Dos Mares and The Sicilian Butcher. Think live music, 18+ chefs, and 12 tequila vendors—perfect for foodies! Tickets start at $75.

  • ​Scarborough Renaissance Festival​
    ​When: Opens April 5-6, 2025 (runs through May 26)
    ​Where: 2511 FM 66, Waxahachie (just south of DFW)
    ​What: A 44th-season kickoff with jousting, artisan crafts, and medieval fun. Kids get in free opening weekend with a Whataburger deal—up to 3 per paying adult. Expect turkey legs, mead, and a step back to the 16th century.

  • ​Eataly Pizza Fest​
    ​When: April 6, 2025
    ​Where: NorthPark Center (outdoor), Dallas
    ​What: A new fest with 30+ local pizza makers (think Cane Rosso, Partenope) slinging Neapolitan, Sicilian, and deep-dish slices. Add live music, workshops, and family fun—details on tickets are still trickling out, but it’s open to all.

What This Means for Buyers and Sellers

  • For Buyers: Spring is bringing more options, with new listings up significantly. The faster pace (37 days on market vs 50 days in February) means you’ll need to act decisively on properties you love, but the increased inventory and slower YOY pace give you more room to negotiate. With the median price per square foot down slightly YOY, you might find better value in larger homes or properties in up-and-coming areas like Midway Hollow, where new dining spots like Claremont add to the neighborhood’s appeal.
  • For Sellers: The spring surge in listings is a double-edged sword—more competition means your home needs to stand out, but the faster sales pace (down to 37 days from 50 in February) is a good sign. Pricing competitively and highlighting your home’s unique features will be key, especially in a market where buyers have more choices. Off-market listing opportunities, like our Private Collection, could still be a strategic way to test the waters without accumulating days on market.

Tandy Hills Natural Area

Tandy Hills Natural Area (3400 View St, Fort Worth) is a 160-acre slice of Fort Worth Prairie, just 5 miles from downtown. Dedicated in 1960, this rare limestone prairie—part of a vanishing ecosystem from the Brazos to Red River—hosts nearly 1,500 species, including wildflowers unique to this region. Enjoy rugged trails (like the 1.7-mile Hawk Trail to Cottontail Bend Loop), picnic tables near the entrance, and a small playground at Stratford Park, all framed by rolling hills and spring blooms.

*Fun Fact: In 2020, the city added 50+ acres with Broadcast Hill, once Texas’ first TV station site, now a hiker’s haven.
