Hey there! October is upon us, and so are the pumpkins on every porch, cozy sweaters (ha, yeah right not in Texas!), and way too much candy. Let’s look at the data… Inventory levels are still low compared to historical averages and it’s still expected to be a seller’s market. The recent mortgage rate drop strengthens buyers’ purchasing power and will likely motivate buyers who’ve been waiting on the sidelines. The median home price in the U.S. sits around $430K but economic research suggests that, on average, home prices increase by 5 to 10 percentage points for every 1 percentage point decrease in interest rates.*(FRED, Sept 2024)

LOCAL EVENTS: Imagine actually getting ahead of holiday card photos and getting your family pictures done in October? That’s what I recommend: taking family photos at Mainstay Farms in Cleburne or Shadow Creek Farm in Midlothian. If the crowds feel like a little much, escape by packing a picnic and take a hike at Cedar Creek Park. Fall means delicious drinks, and you can’t miss the pumpkin spice latte at La La Land Kind Coffee. Finally, it wouldn’t be October without ending the month with trick-or-treating. My recommendations are to bring little ones to Waxahachie for trick or treating on the square. Be sure to check out all of the fall events that my preferred title company put together!
