Hey there!

October is upon us, and so are the pumpkins on every porch, cozy sweaters (ha, yeah right not in Texas!), and way too much candy. Grab your favorite warm drink (apple cider, anyone?) and dive into the latest updates and autumn fun. As always, keep reading for your monthly dose of all you need to know in DFW.

• Where did the month of September go?! We went on a last minute trip to Indianapolis to visit some friends. They have an incredible children’s museum that we visited. Cade started Mother’s Day Out and is going four days a week. He was so excited to go back to “school”. The boys had their first baseball game and had a blast. I think they love the snacks the most though. Cole’s school had a sock hop dance and the boys dressed the part. Keeping it real though, Cole had a terrible time and was sad there weren’t any games because I mistakenly told him there would be games. Lastly, Cole was chosen as student of the month! We are so very proud of the effort he is putting in at school.
• On a professional front, I am so thankful for a very busy September! I had two clients purchase their dream piece of land on acreage, buyers buy a beautiful property on three acres, and investors buy a rental property. I have a listing that hit the market yesterday, and two more coming soon this month! Not to mention, I have a buyer under contract on a new build that will close next March, just in time for their lease to end. Interest rates are hovering in the low 6’s so if you’re ready to plan for buying, get on my calendar HERE!

Inventory levels are still low compared to historical averages and it’s still expected to be a seller’s market. The recent mortgage rate drop strengthens buyers’ purchasing power and will likely motivate buyers who’ve been waiting on the sidelines. The median home price in the U.S. sits around $430K but economic research suggests that, on average, home prices increase by 5 to 10 percentage points for every 1 percentage point decrease in interest rates.*(FRED, Sept 2024)

LOCAL EVENTS:

Imagine actually getting ahead of holiday card photos and getting your family pictures done in October? That’s what I recommend: taking family photos at Mainstay Farms in Cleburne or Shadow Creek Farm in Midlothian. If the crowds feel like a little much, escape by packing a picnic and take a hike at Cedar Creek Park. Fall means delicious drinks, and you can’t miss the pumpkin spice latte at La La Land Kind Coffee. Finally, it wouldn’t be October without ending the month with trick-or-treating. My recommendations are to bring little ones to Waxahachie for trick or treating on the square. Be sure to check out all of the fall events that my preferred title company put together!
