Hey there! A quick check in before the holiday weekend! I hope that you have hot dogs, hamburgers, sun, and swimming on the agenda this weekend. We’ve got family coming into town and a pool party on Saturday. This is one of my favorite holidays of the year! June was BUSY! We took our annual trip to Pennsylvania to spend time with family and go to our favorite amusement part, Knoebels. The weather was perfection. The boys got to spend a week with their grandparents in FL and were spoiled rotten (as they should be). While they were there, Chris and I took a trip to Costa Rica for a friends 40th birthday celebration. It was nice to relax in the sun, play games, and drink maybe a little too much. We’ve got more fun traveling ahead in July! Have you been anywhere this summer? June was also super busy in real estate too! I had one buyer relocate from San Antonio and three sellers close on their homes. Everyone was selling for different reasons. Some homes were on the market longer than others but we still got to the finish line eventually. I’ve got several new listings hitting the market this month and I also have a couple of buyers looking for their dream home. The market is still moving and grooving! As always, if you’d like to chat more about your specific situation, just reach out and we can set up a time to chat!

The average sales price reached $499,000 (up 1.5% year over year), homes averaged 54 days on market, and new listings were down 6.9% compared to last June. Mortgage rates have remained relatively steady in the mid-6% range, giving buyers a little more predictability. Meanwhile, mortgage purchase applications continue to outpace last year’s levels, a sign that buyer demand remains resilient despite higher borrowing costs.
