Hey there!

Could it really be May already? This month feels like the official shift towards summer. Calendars fill up, weekends get busier, and there’s this steady buzz of activity everywhere you go. I hope you have a great month and carve out a little time to enjoy the small things along the way.

A few moments from April… whew it flew by in a wink! We spent Easter weekend visiting my sister and having a crawfish boil. Baseball, baseball, and more baseball. Cole had his field day at school. I can feel this school year winding down. I’m so excited for summer and traveling! Do you have any summer plans?

I attended my favorite real estate conference, Girls With Grit. It was so nice to catch up with friends from all over the state. I’m not joking when I say that if you need a Realtor in X state, I probably personally know someone. I had two buyers close on their homes and quite a few listings go live (see below). I hosted my 2nd annual ice cream social and it was a HIT! I met so many new faces and got to catch up with many of my past clients. 🌿 CiboDivino Marketplace (Dallas)​
Part Italian market, part café, part wine bar—and very good at all of it. The patio this time of year is kind of the move.

Perfect for: A casual-but-elevated lunch, Wine + small bites, Pretending you’re in Europe for an hour.

🍸 The Charlotte (Dallas)​
A little trendier, a little louder, and very “let’s go somewhere fun tonight.” Food, cocktails, and a crowd that makes it feel like something’s happening.

Perfect for: Girls’ night, Date nights, When you want energy.

​🌿 Truck Yard (Lower Greenville + The Colony)​
Part backyard hangout, part food truck park, part live music spot. This is peak “May in Texas” energy.

Perfect for: Laid-back evenings, Groups, When you just want to hang outside.

🍺 Union 28 Tap House (Midlothian)​
A go-to for patio drinks and dinner—this is one of those places where you plan to stay an hour and end up staying three.

Perfect for: Happy hour, Group hangs, Letting a weekday feel like the weekend

🎡 Scarborough Renaissance Festival (Waxahachie | Weekends through May 25, 2026)​
One of the most unique experiences in Ellis County—an entire Renaissance village with live shows, food, shopping, and people fully committing to the theme (which honestly makes it even better).

Perfect for: Something immersive and different, A full afternoon wandering + snacking, Light people-watching(in the best way).

🎶 Wildflower! Arts & Music Festival (Richardson | May 15–17, 2026)​
A really solid mix of live music, art vendors, and food—feels like a music festival without being overwhelming. Easy to spend a few hours or a full evening here.

Perfect for: Live music lovers, A casual weekend plan with friends, Discovering new artists.

🌸 Main Street Fest Grapevine (Grapevine | May 15–17, 2026)​
A classic small-town Texas festival—craft brews, live music, vendors, and that walkable Main Street charm Grapevine does so well.

Perfect for: A day trip that feels like a getaway, Couples or groups, Browsing + snacking your way through downtown.

DFW Market Snapshot — April 2026

The short version?
We’re in a more balanced market—but with a slight lean toward buyers.

What we’re seeing:

• Prices are basically holding steady (avg price down just 0.5% YoY)
• Homes are taking a little longer to sell (63 days, up 5%)
• Inventory is easing slightly (new listings down 6.2%)
• Price per sqft dipped just a bit (down 2%)

What this means for buyers : You’ve got a bit more breathing room right now.

Homes sitting longer =
→ More time to make decisions
→ More room for negotiation
→ Better chance at concessions (closing costs, repairs, etc.)

Prices haven’t dropped dramatically, but they’ve softened just enough to create opportunity—especially compared to the frenzy of past years.

What this means for sellers: Strategy matters more than ever.

With homes taking longer to sell and buyers having options:
→ Pricing correctly from the start is key
→ Presentation (staging, photos, condition) really matters
→ Expect more negotiation than you might’ve a year or two ago

The good news? Values are still holding strong—you’re just not in an “anything goes” market anymore.

What’s happening with rates?

Mortgage rates ticked back up to 6.56% this Monday, the highest we’ve seen in about a month.

What’s driving it?
A mix of global uncertainty and rising bond yields—things like geopolitical tension (and oil prices) tend to push rates up.

What that means in real life:​
→ Monthly payments are a little higher than they were a few weeks ago
→ Some buyers may pause or adjust budgets
→ But overall… we’re still sitting in a pretty “normal” range compared to the past year

Rates are going to move—it’s what they do.

Trying to perfectly time them? Almost impossible.
But the right house + the right strategy? That’s where you win.

And remember—you can always refinance later. You can’t go back and buy the house you missed. 😉
