New This September: DFW & Ellis County Hotspots + New Listings

Hi there!

September has that official start to fall vibe. Summer is powering down, routines are kicking back in, and the air has just a hint of that early fall crispness, J/K, we live in Texas.

It’s one of those months that feels like a big transition and I’m leaning into it!

Here’s a look at what life’s been like lately:

My family and my sisters family went to Orange Beach, AL for the second year in a row. It was wild and crazy but also so much fun soaking up the sun and sand. We took the boys to the Phillies and Rangers game at the Rangers stadium. The boys got to run the bases on the field after the game and loved it. Both boys headed back to school with Cole being in 1st grade and Cade is at his Mother’s Day out program in Pre-K4. We had such a wonderful summer but I tell you what, I am SO happy to be back in routine again!

Even though August was a slower month, business was still trucking right along. My husband I closed on our second investment property. If you know anyone looking for a rental in Venus, TX but Midlothian ISD, check out the listing below! I also helped the sweetest couple relocate here from Ohio. They got a great deal on a home in Fort Worth. Three new listings also hit the market this month, one in Midlothian, one isn Venus but Maypearl ISD, and one in the Oak Lawn area of Dallas. See more below! As always, if you have any questions about buying or selling, just reply to this email or shoot me a text/call 903.926.0390.

What about you? What’s something you’re getting into this month? Reach out and let me know, I always love hearing from you. Let’s dive in!

Burger Schmurger– Dallas

What has long been touted as the best burger in Dallas finally finds a permanent home with its own restaurant in Lake Highlands, which opened at the end of April. The ample space features a full bar, giving chef Dave Culwell room to roll out a menu of just under a dozen varieties of smash burgers, along with fries, onion strings, and fried pickles. It features booths and tables suitable for families, as well as bar seats and intimate tables for casual dates, and a small, covered patio. Get the OG Schmurger if you haven’t had it yet, but the Pasadena (a nod to Culwell’s hometown) and the blue cheese burger are also highlights.

A Market in Transition

What This Means for Buyers and Sellers

For Buyers:
The market is leaning further in your favor. Median sales price slipped to $369k (down 2.4% YOY) and the price per square foot dipped to $185 (down 2.6%), which means more opportunities for value—especially with motivated sellers. Homes are now sitting longer, with 39 median days on market (up 21.9% YOY), giving you extra breathing room to compare options and negotiate. Plus, mortgage rates have just dipped to around 6.5%—the lowest they’ve been in nearly a year. That could translate to real savings: even a half-percent drop in rates can cut $100+ off the monthly payment of a $350k loan. Acting now means you can secure both price advantages and lower financing.

For Sellers:
Competition is tightening. New listings hit 14,035 (down 5.4% YOY), so while supply is still high, the pace of sales is slowing and buyers have the upper hand. Strategic pricing and standout marketing matter more than ever. Highlight your home’s best features, keep it show-ready, and consider flexible terms to attract the growing pool of rate-sensitive buyers. The silver lining? With rates trending lower, buyer demand may strengthen in the coming months—so positioning your home well now could help you capture that momentum.

Bottom line: Lower rates + softer prices = opportunity. Whether you’re buying, selling, or just curious where you stand, now could be the time to plan your next move.

The Traveling Man

Deep Ellum

Dallas hides a plethora of unique sculptures within its city limits, including a three-piece puzzle. Artist Brad Oldham’s spectacle, The Traveling Man, begins with the Awakening piece, which features only a half of a giant robot’s head surrounded by metallic songbirds. After witnessing the Awakening, you will head down Good Latimer Expressway and discover from the second piece, Waiting on the Train, that the robot has emerged from underground and learned to play guitar. Be sure to reach the final piece of the puzzle, Standing Tall, where you are rewarded with a view of the fully grown, 40-foot-tall colossus!
